Position Summary
As Maintenance Supervisor at Cameron Run, you are a key leader responsible for all aspects of property maintenance. You’ll oversee daily operations, lead and train the service team, control costs, and ensure that unit turns, service requests, and preventive maintenance are completed to the highest standard. Your leadership is critical to restoring pride in the property, and ensuring residents live in a safe, clean, and well-maintained environment. This position requires a high level of technical knowledge, strong people management skills, and the ability to operate with urgency and precision in a turnaround setting.
Required Skills:
· Minimum of 4 years working in the apartment industry as a Maintenance Technician or above. Supervisory experience is preferred.
· Heating, ventilation, and air conditioning (HVAC) certification is required.
· Working knowledge of electrical, HVAC, plumbing, carpentry, pool maintenance, locks, and inventory control.
· Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
· Ability to write routine reports and correspondence and ability to speak effectively with tenants one-on-one and problem solve.
· Frequently required to sit, stoop, kneel, crouch or crawl, and occasionally lift and/or move up to 25 pounds, and on rare occasions, move more than 100 pounds.
Key Responsibilities:
Team Leadership & Development
- Hire, train, supervise, and evaluate maintenance and grounds staff
- Assign and monitor daily, weekly, and monthly tasks for the team
- Provide hands-on support, mentorship, and discipline when needed
- Promote a culture of accountability, teamwork, safety, and service excellence
- Conduct performance evaluations, support career development, and recommend promotions or corrective actions as needed
Operations & Scheduling
- Oversee and execute work order scheduling, ensuring requests are completed within 24 hours and followed up on promptly
- Plan and manage unit turns to minimize vacancy loss and maintain quality standards
- Manage daily, monthly, and seasonal maintenance calendars, including preventive maintenance plans and inspections
- Track work through RealPage/OneSite for real-time visibility and accountability
Technical Expertise & Property Systems
- Perform and supervise repairs in HVAC, plumbing, electrical, carpentry, appliances, and lock systems
- Conduct regular property inspections of interior and exterior common areas, building systems, and curb appeal
- Manage and support all pool, fire safety, and utility systems according to compliance requirements
- Ensure compliance with OSHA regulations, Fair Housing standards, and Axia maintenance policies
- Respond to after-hours emergencies on a rotating on-call basis
Vendor, Inventory & Budget Management
- Source, supervise, and evaluate third-party vendors and service providers
- Maintain accurate inventory of tools, parts, and supplies; submit purchase orders and track costs
- Implement “best practices” when selecting materials and vendors to control expenses
- Ensure all tools/equipment are properly maintained, organized, and safely stored
- Support budget planning and track maintenance-related expenses to align with NOI goals
Compliance, Safety & Documentation
- Ensure all staff adhere to OSHA, EPA, and safety policies and procedures at all times
- Maintain records of inspections, certifications, incident reports, and preventive maintenance
- Keep shop and work areas clean, stocked, and OSHA-compliant
- Submit reports on unusual property conditions, legal concerns, or safety issues to management
Resident Experience & Collaboration
- Lead with a customer-service mindset, delivering courteous and professional service at all times
- Collaborate with leasing and management teams to support resident satisfaction and renewal efforts
- Maintain open communication with the office team to support team-wide goals
- Address and resolve resident maintenance concerns with efficiency and care
Compensation: $28.00 - $31.00 per hour
