As a Maintenance Technician at The Preston, you are responsible for ensuring the physical integrity, safety, and comfort of the property. You will complete service requests, support unit turns, perform preventive maintenance, and help maintain curb appeal and building systems. Your role is essential to maintaining resident satisfaction and operational excellence.
You will work closely with the maintenance and the office team to uphold Axia’s high standards in responsiveness, craftsmanship, and professionalism by completing service requests, unit turns, preventative maintenance, facilities maintenance, and perform other tasks as assigned by the Maintenance Supervisor or Community Manager.
Required Skills:
- Heating, ventilation, and air conditioning (HVAC) certification is required.
- Certified Pool & Spa Operator (CPO) certification is required
- Certified Pool & Spa Operator (CPO) certification is required
- Working knowledge of electrical, HVAC, plumbing, carpentry, pool maintenance, locks, and inventory control.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence and ability to speak effectively with tenants one-on-one and problem solve.
Key Responsibilities:
Resident Service & Repairs
- Respond to and complete resident service requests in a timely and courteous manner
- Troubleshoot and repair HVAC, plumbing, electrical, appliances, and general carpentry issues
- Ensure work orders are completed within 24 hours when possible and documented properly in the maintenance software
- Communicate clearly with residents regarding service status and follow-up as needed
Unit Turns & Preventive Maintenance
- Inspect and prepare vacant apartments for move-in, including completing punch lists, repairs, cleaning, and appliance checks
- Perform routine and preventive maintenance on HVAC systems, including filter replacements and coil cleaning
- Paint or touch up interiors, repair drywall, and replace fixtures as needed for turn-ready units
- Maintain and test smoke detectors, GFCIs, and other safety systems
Facilities, Grounds & Amenities
- Maintain cleanliness and functionality of common areas, including breezeways, pools, fitness centers, and amenity spaces
- Assist with minor landscaping, trash removal, pressure washing, and general exterior upkeep
- Monitor and maintain pool chemicals and systems (if certified)
- Report safety concerns or unusual conditions to the Maintenance Supervisor
Tools, Inventory & Compliance
- Operate hand tools, power tools, and diagnostic equipment safely and responsibly
- Maintain proper care and organization of maintenance supplies, equipment, and the maintenance shop
- Track parts usage and report inventory needs
- Adhere to OSHA and Axia Residential safety standards at all times
- Wear appropriate PPE and maintain a professional appearance and uniform

Compensation: $21.00 - $25.00 per hour
